This past October saw a 10.42% drop in the number of new units listed and an 8.20% drop in the number of sales for single family homes here in the Cowichan Valley over numbers reported thru October of 2024. Average sale price rose 5.37% over last October however still just a modest 1.43% rise overall in the last 12 months to date.

Condo sales saw jumps in units reported sold, up 25% and new units listed, up 30% over numbers in October 2024. Average sale price was also up 12.37% over October of last year. Sales overall for the last 12 months have dropped 11.11% while average sale price rose just 1.95% in the same period.

The numbers for Townhouses experienced some big dives over reports from October 2024. Sales were down 35.29%, New Listings were down 17.24% and average sale price was down 10.69%. Numbers are considerably less startling when looked at the last 12 months to date with sales up 7.19%, listings down 5.67% and average sale price down a negligible 0.52%.

Land continues to show decline with numbers all down over reports from October 2024, a trend that continues when viewed over the last 12 months to date. Units listed down 18.45%, Units sold down 28.57% and average sale price down 4.29%. b

Across the Vancouver Island Real Estate Board (VIREB) Area, sales were down 9% for all property types in October 2025, with active listings down 4% in the same period, according to VIREB’s latest Media Release. Single family home (excluding acreage & waterfront) sales dropped 8%, condo sales dropped 13% and townhome sales dropped 6% from one year ago. The Board wide Benchmark price for a single family home was $795,900 in October up 2% while here in the Cowichan Valley our Benchmark was $895,100, up 5%.
