Our Cowichan Valley Real Estate Market continues to remain mostly balanced and relatively unchanged with only minor upticks in the Average Sell Price (+1.61%) & Sales (+3.28%) for Single Family Homes in April 2025 over numbers reported in April 2024. New listings dropped (-16.88%) from the numbers reported last April but are still showing an increase (+6.11%) over the last 12 months to date.
The market for townhomes thru April in the Cowichan Valley was also mostly unchanged with slight drops in Average Sell Price (-0.80%) & Sales (-10.00%). New listings dropped (-25.81%) over the numbers reported in April 2024 but were up (0.72%) over the last 12 months.
The most dramatic changes through April were in the markets for Land and Condos. The market for Bare Land reported a jump in new listings (+36.84%) combined with a drop (-28.57%) in Sales & a drop in the Average Sell Price (-22.66%) over the numbers from April 2024. The last 12 months to date however saw only slight changes in New Listings (+1.14%) & Average Sell price (+3.54%). Sales were still well down (-25.77%).
Condo Sales in April saw quite a drop (- 54.55%) over Sales in April 2024. New Listings also saw a drop (- 31.82%) while the Average Sell Price remained relatively unchanged (+0.67%). Still showing New Listings up (+7.27%), Average Sell Price up (+6.33%) & Sales down (-25.20%) over the last 12 months.
Despite BCREA reporting in March that inventory across BC had reached the highest numbers since 2015 (when seasonally adjusted), buyers here in the Cowichan Valley are still finding there is not a lot to choose from. Homes are selling and we’re still even seeing competing offers where good inventory is scarce & buyer demand/price range is highest.
While everyone and everything seems to be somewhat “on-hold” while we wait out “the next election” or “the next rate announcement” or the “next meeting”, Real Estate transactions are still happening. Sellers are selling & Buyers are buying. While stock and bond markets can fluctuate wildly & unpredictably, Real Estate has always been a solid investment over the long term. At the same time it provides one of life’s most basic necessities. No matter the market, no matter who’s in power.
