Well, it’s official. According to both the Vancouver Island Real Estate Board (VIREB) and the British Columbia Real Estate Association (BCREA), we’ve transitioned from a balanced market into a buyer’s market. That said, a drop in new listings in many Boards across the Province have helped to maintain a level playing field for sellers. Here in the Cowichan Valley, Single Family Home sales thru September saw a startling 25.81% drop over those reported in September 2025 & an 11.03% drop overall in the last 12 months to date. Average sale price remained mostly level, up just 3.08% over the last year. New Listings for Single Family Homes were down 5.67% in September over September 2025 and up a modest 0.83% overall thru this past year.

Condo Units Listed in September more than doubled over those Listed in September 2025 but were still down 10.11% overall in the last 12 months. Condo Sales dropped considerably over those in September and were down 3.19% over the last year. Average Sell price also dipped over the last 12 months, down 1.27%.

When looked at over the last 12 months to date Townhouses were holding, with Units Listed up 17.34%, Units Sold up 3.23% and Average Sell Price up 1.64%. Units Listed nearly doubled this past month, up 76.47% over those reported September 2025 while those reported Sold dropped by 44.44% in the same timeframe.

Bare land Units Listed finally saw a jump over those Listed in September of last year, still down slightly by 0.90% over the last 12 months to date. Units Sold nearly doubled over September 2025 Sales but were also still down 17.74% over the last 12 months. The Average Sell price saw it’s first drop in months, down 7.07% over the average thru September 2025 but still up 21.70% overall in the last 12 months.to date.

The Vancouver Island Real Estate Board (VIREB) reported a significant drop in sales, down 13% from one year ago, reporting 562 sales for all property types in their market area in September 2026. Inventory for single family homes remained about the same, 1,458 reported in September over 1,424 reported one year ago. Condos and Townhomes both saw slight drops in Active Listings compared to the previous year. The Board wide benchmark for a single family home was $777,300 thru September, down 1% from 1 year ago. Our Cowichan Valley benchmark also dipped 1%, to $774,300 in the same period.

In the blink of an eye, fall is here and winter is just around the corner. Autumn usually brings a flurry of market activity before things settle into hibernation over the cooler months. If you’ve been thinking of buying and were waiting for the trifecta of ample inventory, low interest rates and cooling prices, it may not get any better than now. We’ve already seen a subtle rise in mortgage interest rates & while inventory on the island has increased for some types of real estate, we’re still lacking for overall demand. Sellers who need to sell soon should consider getting on the market before the spring rush and beat out the competition as we settle into this Buyer’s market. There’s always a good time to buy or sell, whatever market conditions may be. Let’s make a plan that best suits your needs.

It may be that your lifestyle has changed, your family has grown, you’re working from home
more often, or the layout simply doesn’t fit the way you live anymore.
If you’ve started wondering whether your current home still works for you, here are some signs it
may be time to consider a move.

You’re Constantly Running Out of Space
Closets are overflowing, the garage is packed, and every room seems to have more than one job.
Maybe the dining room has become an office. The guest room has turned into a storage area.
Or the kitchen feels crowded every time the family is together.
If you’re constantly trying to find creative ways to store your belongings or use your space, you may have outgrown the home.

Your Family Has Changed
Your home may have been perfect when you bought it, but life doesn’t stay the same.
Maybe you’ve welcomed another child, your kids are getting older, or a family member has moved in. Your space needs to change along with your household.
What worked five years ago may not work today.

Your Home No Longer Fits Your Lifestyle
Think about how you actually use your home now.
Do you work from home? Host family frequently? Enjoy cooking and entertaining? Need room for hobbies or exercise equipment?
If your current home makes the things you enjoy doing more difficult, that’s worth paying attention to.

You’re Spending More Time Rearranging Than Enjoying
If you’re constantly moving furniture, adding storage, converting rooms or looking for ways to make the layout work, your home may be telling you something.
A house should support your lifestyle, not make you work around it every day.

You’re Considering Major Renovations Just to Make the Home Work
A renovation can be a great solution, but it’s worth asking an important question:
Are you improving the home because you love it, or because you’re trying to make it into a completely different house?
Adding a bedroom, expanding the kitchen or reconfiguring the floor plan can be expensive. In some cases, moving may make more financial and lifestyle sense.

You’re Thinking About the Next Five Years
Instead of asking, “Does my home work today?” ask:
“Will this home still work for me five years from now?”
If you already know your needs are likely to change, it may be helpful to start planning sooner rather than later.

You’ve Started Looking at Homes Online “Just to See What’s Out There”
We’ve all done it.
You tell yourself you’re just browsing, but suddenly you know exactly what homes are selling for in the neighborhoods you like.
That curiosity can actually be useful. It may help you understand what your current home could be worth and what your options might look like.

Before You Decide to Move
Outgrowing your home doesn’t automatically mean you need to sell.
You may have options, including:
● Reorganizing or adding storage
● Renovating the existing space
● Adding an addition
● Renting out the property
● Selling and purchasing a home that better fits your needs
The right choice depends on your finances, your current home’s value, your future plans and what you want your next chapter to look like.

Start With the Numbers
Before making a decision, find out what your current home could realistically sell for and what buying your next home might look like.
That gives you something much more useful than simply guessing.
If you’re wondering whether you’ve outgrown your home, let’s talk about your options. A conversation with a local real estate professional can help you compare staying, renovating or moving so you can make a decision that fits your goals.

The Cowichan Valley real estate market remains flat but stable along with most areas on Vancouver Island, according to the latest Vancouver Island Real Estate Board (VIREB) Statistics release. Our benchmark price for a single family home here was $779,800, down just slightly from June 2025 and just under the board wide benchmark at $790,800 for June 2026. When compared to other board areas, the Cowichan Valley remains one of the more affordable and attractive markets on the south end of the island!

Single Family Home sales and inventory have declined marginally over the last 12 months to date, while the average sale price rose a modest 2.93% over the same period. Condos here saw 14.29% leap in sales over the last 12 months, while the average sale price and number of units listed dropped just over 3% respectively. Townhomes had noticeable jumps in units listed (up 18.98%) and sales (up 10.96%) while the average sale price rose a mere 0.95%. The availability and sale of raw land dropped considerably by more than 19% respectively, while the average sale price was up by over 19%.

The Vancouver Island Real Estate board recorded 782 unit sales (for all types of real estate) thru June 2026, down 8% from 1 year ago while year-over-year active listings were up 2%. VIREB CEO, Jason Yochim noted that “buyers are showing more price sensitivity at the higher end of the market” further noting that well-priced properties continue to garner interest while homes priced above current market expectations are taking longer to sell.

While our local market is holding steady as we head into the hot summer months, many buyers and sellers are also keeping a close eye on interest rates and what they could mean moving forward. The Bank of Canada announced this morning that it is holding its benchmark overnight interest rate at 2.25%, stating that despite significant global uncertainty and volatility, Canada’s economy is showing signs of improvement. Though today’s decision provides some stability for borrowers and the housing market, many economists believe this could lead to an increase early next year if economic momentum continues to improve and settles near the Bank’s 2% target. This projection, combined with rising inflation in the United States may put pressure on the five year bond yields that drive fixed mortgage rates, potentially triggering a rise in rates as early as this fall.

No matter the market conditions, it helps to have an expert navigator to assist in guiding you through the process & maximizing your return. Thinking of making a move? Give me a shout and let’s chat about your real estate goals.

● Minor repairs
● Landscaping
● Staging
Even small improvements can add up.

2. Commission and Closing Costs

Sellers typically cover:
● Real estate commissions
● Legal Fees
● Capital Gains Tax (if applicable)

These costs can total 6–10% of the sale price.

● Credits
● Price reductions
● Make smarter financial decisions

Whether it’s due to inspections, financing, or simply second thoughts, canceling a purchase contract can be the right move. But it’s important to understand when it’s allowed—and what the potential consequences are.

Here’s what every buyer should know.

First: Can You Cancel A Purchase Contract?

The short answer is yes, but only under certain conditions.

Most real estate contracts include contingencies or “subject to” conditions which are built-in protections that allow a buyer to complete due diligence and exit the deal without penalty if specific requirements cannot be met.

COMMON REASONS BUYERS CANCEL A CONTRACT

1. Inspection Issues

After a home inspection, buyers may discover:

Structural problems

Roof or foundation concerns

Plumbing or electrical issues

If the issues are significant and the seller does not intend to address them, buyers may choose to walk away.

2. Financing Falls Through

Even with a pre-approval, things can change. Buyers may cancel if:

The property does not meet the lender’s approval

Interest rates change significantly

Financial circumstances shift

3. An appraisal comes in Low

If the home appraises for less than the purchase price:

the lender may not approve the full mortgage amount

the buyers may need to increase their down payment amount

If that’s the case, buyers may have to walk away.

4. Title or Legal Issues

If the Title to the property includes encumbrances that may affect a buyers intended use of the property or there are liens, ownership disputes or other negative issues that can’t be resolved, the buyer may have the right to cancel.

5. Property is Uninsurable

Most lenders will require the property to be insured as part of their mortgage terms. If insurance cannot be obtained or conventional insurance is not a option (for such reasons as not having a proper water source/unpotable water, old or outdated plumbing or electrical systems, floodplain location etc), a buyer may need to opt out.

POTENTIAL REPERCUSSIONS OF CANCELLING

1. Loss of Ernest Money (Deposit)

Choosing to cancel a contract outside of the contract contingency period or failing to complete the transaction could mean the loss of your deposit.

2. Legal Risk

A seller may pursue legal action if they believe the contract was breached without a valid reason (ie. outside the agreed upon contingencies).

3. Missed Opportunity

Backing out means:

Restarting your home search

Losing time

Possibly missing out on other homes

4. Emotional Stress

Cancelling a contract can be disappointing and frustrating.

HOW TO PROTECT YOURSELF AS A BUYER

Know your Contingency Deadlines

Each contingency (subject-to condition) has a timeline in which to complete due diligence. Missing deadlines can limit your ability to cancel without penalty.

Work with an experienced Professional

A knowledgeable Agent will help you

understand your contract

navigate inspections and negotiations

ensure necessary contingencies are included for your protection

avoid unnecessary risk

Don’t Rush the Decision

Take time upfront to feel confident about the property you want to purchase and the terms you can work with BEFORE going under contract.

Final Thoughts

Cancelling a purchase contract isn’t uncommon, and in may cases, it’s the right decision.

The key is understanding when you can cancel safely and what the potential consequences are.

Real Estate contracts are designed to protect both the Buyer and the Seller but timing and communication matter.

Thinking about buying? If you are planning to buy and want to fully understand the process before making an offer, having the right guidance can make a huge difference. I’m always happy to walk you through what to expect so you can move forward confidently!
