Well, it’s official. According to both the Vancouver Island Real Estate Board (VIREB) and the British Columbia Real Estate Association (BCREA), we’ve transitioned from a balanced market into a buyer’s market. That said, a drop in new listings in many Boards across the Province have helped to maintain a level playing field for sellers. Here in the Cowichan Valley, Single Family Home sales thru September saw a startling 25.81% drop over those reported in September 2025 & an 11.03% drop overall in the last 12 months to date. Average sale price remained mostly level, up just 3.08% over the last year. New Listings for Single Family Homes were down 5.67% in September over September 2025 and up a modest 0.83% overall thru this past year.

Condo Units Listed in September more than doubled over those Listed in September 2025 but were still down 10.11% overall in the last 12 months. Condo Sales dropped considerably over those in September and were down 3.19% over the last year. Average Sell price also dipped over the last 12 months, down 1.27%.

When looked at over the last 12 months to date Townhouses were holding, with Units Listed up 17.34%, Units Sold up 3.23% and Average Sell Price up 1.64%. Units Listed nearly doubled this past month, up 76.47% over those reported September 2025 while those reported Sold dropped by 44.44% in the same timeframe.

Bare land Units Listed finally saw a jump over those Listed in September of last year, still down slightly by 0.90% over the last 12 months to date. Units Sold nearly doubled over September 2025 Sales but were also still down 17.74% over the last 12 months. The Average Sell price saw it’s first drop in months, down 7.07% over the average thru September 2025 but still up 21.70% overall in the last 12 months.to date.

The Vancouver Island Real Estate Board (VIREB) reported a significant drop in sales, down 13% from one year ago, reporting 562 sales for all property types in their market area in September 2026. Inventory for single family homes remained about the same, 1,458 reported in September over 1,424 reported one year ago. Condos and Townhomes both saw slight drops in Active Listings compared to the previous year. The Board wide benchmark for a single family home was $777,300 thru September, down 1% from 1 year ago. Our Cowichan Valley benchmark also dipped 1%, to $774,300 in the same period.

In the blink of an eye, fall is here and winter is just around the corner. Autumn usually brings a flurry of market activity before things settle into hibernation over the cooler months. If you’ve been thinking of buying and were waiting for the trifecta of ample inventory, low interest rates and cooling prices, it may not get any better than now. We’ve already seen a subtle rise in mortgage interest rates & while inventory on the island has increased for some types of real estate, we’re still lacking for overall demand. Sellers who need to sell soon should consider getting on the market before the spring rush and beat out the competition as we settle into this Buyer’s market. There’s always a good time to buy or sell, whatever market conditions may be. Let’s make a plan that best suits your needs.

It may be that your lifestyle has changed, your family has grown, you’re working from home
more often, or the layout simply doesn’t fit the way you live anymore.
If you’ve started wondering whether your current home still works for you, here are some signs it
may be time to consider a move.

You’re Constantly Running Out of Space
Closets are overflowing, the garage is packed, and every room seems to have more than one job.
Maybe the dining room has become an office. The guest room has turned into a storage area.
Or the kitchen feels crowded every time the family is together.
If you’re constantly trying to find creative ways to store your belongings or use your space, you may have outgrown the home.

Your Family Has Changed
Your home may have been perfect when you bought it, but life doesn’t stay the same.
Maybe you’ve welcomed another child, your kids are getting older, or a family member has moved in. Your space needs to change along with your household.
What worked five years ago may not work today.

Your Home No Longer Fits Your Lifestyle
Think about how you actually use your home now.
Do you work from home? Host family frequently? Enjoy cooking and entertaining? Need room for hobbies or exercise equipment?
If your current home makes the things you enjoy doing more difficult, that’s worth paying attention to.

You’re Spending More Time Rearranging Than Enjoying
If you’re constantly moving furniture, adding storage, converting rooms or looking for ways to make the layout work, your home may be telling you something.
A house should support your lifestyle, not make you work around it every day.

You’re Considering Major Renovations Just to Make the Home Work
A renovation can be a great solution, but it’s worth asking an important question:
Are you improving the home because you love it, or because you’re trying to make it into a completely different house?
Adding a bedroom, expanding the kitchen or reconfiguring the floor plan can be expensive. In some cases, moving may make more financial and lifestyle sense.

You’re Thinking About the Next Five Years
Instead of asking, “Does my home work today?” ask:
“Will this home still work for me five years from now?”
If you already know your needs are likely to change, it may be helpful to start planning sooner rather than later.

You’ve Started Looking at Homes Online “Just to See What’s Out There”
We’ve all done it.
You tell yourself you’re just browsing, but suddenly you know exactly what homes are selling for in the neighborhoods you like.
That curiosity can actually be useful. It may help you understand what your current home could be worth and what your options might look like.

Before You Decide to Move
Outgrowing your home doesn’t automatically mean you need to sell.
You may have options, including:
● Reorganizing or adding storage
● Renovating the existing space
● Adding an addition
● Renting out the property
● Selling and purchasing a home that better fits your needs
The right choice depends on your finances, your current home’s value, your future plans and what you want your next chapter to look like.

Start With the Numbers
Before making a decision, find out what your current home could realistically sell for and what buying your next home might look like.
That gives you something much more useful than simply guessing.
If you’re wondering whether you’ve outgrown your home, let’s talk about your options. A conversation with a local real estate professional can help you compare staying, renovating or moving so you can make a decision that fits your goals.

“Your offer was accepted!” 🎉
It’s exciting, but what happens next?
For many buyers, the period between an accepted offer and closing can feel like a mystery. Inspections, financing, paperwork, appraisals, title work, and plenty of deadlines keep you on your toes.
While every transaction is different, here’s a general look at what buyers can expect.

Your Earnest Money Is Deposited
Depending on the terms of your purchase agreement, you’ll need to make a deposit within a specified time frame, to be held “in trust” by your Agent’s Brokerage.
The deposit amount is typically a minimum of 5% of the purchase price and a sign to the seller that you’re serious about purchasing the property.
Your agent should make sure you understand how much is required, where it needs to go, and the deadline for depositing it. The deposit will be forwarded to your lawyer or notary on completion and forms a portion of your payment funds.

Schedule Your Home Inspection
Your contract should include an inspection period, this is one of the first major steps after acceptance.
A professional inspector may evaluate things such as:
● Roof
● Foundation
● Plumbing
● Electrical systems
● HVAC
● Windows and doors
● Appliances
● Structural components
The inspection isn’t about finding a “perfect” house. It’s about understanding the property’s condition and identifying potential issues.
Depending on your contract and local laws, inspection findings may lead to additional negotiations or other actions.

Your Lender Gets to Work
If you’re financing the purchase, your mortgage process continues after the offer is accepted.
Your lender may request:
● Pay stubs
● Bank statements
● Tax documents
● Employment information
● Identification
● Additional financial documentation
Responding quickly to requests can help keep your loan moving toward closing.
Important: Avoid making major financial changes during this period.
Before opening new credit accounts, making large purchases, changing jobs, or moving money between accounts, talk with your lender first.

The Appraisal
If you’re getting a mortgage, the lender may order an appraisal to determine the property’s estimated market value.
The appraisal is different from the home inspection.
Inspection = Inspects the property’s condition.
Appraisal = Determines the property’s value for lending purposes.
If the appraisal comes in below the purchase price, your agent and lender can help explain your options based on the terms of your contract.

Title Review
A copy of the property title should be included in your offer but may require further research into potential issues that could affect your use and enjoyment of the property.
This may include reviewing:
● Easements
● Statutory Right of Ways
● Covenants
● Building Schemes
● Other title issues
The goal is to help ensure you understand the nature of the charges that will remain attached to the property title when you assume ownership. These typically do not include financial charges such as liens or mortgages as these should be cleared by the seller when the title transfers to you.

Homeowners Insurance
Your lender will typically require confirmation of home insurance prior to funding your mortgage.
Don’t wait until the last minute to get quotes.
You’ll want to compare coverage and costs and make sure your policy is arranged in time for closing.
Your insurance costs can also affect your overall monthly housing payment, so it’s smart to understand them early.

Paperwork
Buying a home involves a lot of paperwork.
During this stage, you may receive documents related to:
● Your mortgage
● Title
● Insurance
● Disclosures
● Closing procedure and cost
● Property-related information
Read documents carefully and ask questions if something isn’t clear.
Your agent can explain the real estate process and help you understand transaction documents, while your lender & your lawyer or notary can address questions within their areas of responsibility.

Final Loan Approval
Your offer will likely include a “subject to approving financing” clause. Your lender will continue reviewing your financial information and the property before giving final approval.

It’s important to know that while you may be pre-approved for financing, the lender may or may not approve the property for any number of reasons.
Continue following your lender’s instructions and avoid major financial changes without speaking to them first. They will review your contract and the property details before giving final approval.

Final Walk-Through
If you are purchasing a brand new home or if the Seller has warranted to complete any particular tasks prior to completion, along with your agent, you & the builder or seller & their agent will have an opportunity to walk through the home one more time.
This isn’t another inspection.
It’s a chance to confirm that:
● The property has been constructed to the specifications agreed to in the purchase contract
● Agreed-upon repairs have been completed
● Items included in the purchase are there
● The home is substantially as expected under the contract
For new construction, a deficiency list may be created to address any details or defects to be corrected and a portion of the sale proceeds may be held back to ensure corrections are made. The same may apply if the Seller has warranted to complete at task but has not done so. If something doesn’t look right, ask your agent for clarity.

Closing Day! 🎉
You’ve made it!
At closing, you’ll meet with your lawyer or notary to sign the documents necessary to complete the purchase and transfer ownership.
You’ll also need to provide identification and any additional funds not covered by your mortgage.
Once everything is signed, funded, and recorded or otherwise completed according to local procedures, you officially become the homeowner.
Welcome home! 🏡

A Few Things Buyers Should NOT Do Before Closing
One of the most important things you can do after your offer is accepted is keep your finances stable.
Avoid making major changes without talking to your lender first, such as:
❌ Financing a new car
❌ Opening new credit cards
❌ Making large unexplained deposits
❌ Changing jobs without discussing it with your lender
❌ Making large purchases
❌ Taking on significant new debt
Your lender can tell you what is appropriate for your specific situation.

The Good News?
You don’t have to navigate this process alone.
Your real estate agent should help you understand what’s happening, keep track of important deadlines, and coordinate with the other professionals involved in the transaction.
There may be a lot happening behind the scenes, but knowing what to expect can make the journey from “offer accepted” to “keys in hand” much less stressful.
Thinking about buying a home?
I’m happy to answer your questions and help you understand what to expect from the offer through closing.

Over the last 12 months, Condo sales rose 22.35% while Units Listed drop 8.74% and the average sale price dropped 3.13% with all numbers down over July 2025. Townhomes saw increases across the board, Sales up 12.16%, Units Listed up 7.39% and a minor increase in the average sale price by 1.43%. Units of Raw land listed and sold continue to decline while the average sale price saw a 23.73% rise over the last 12 months.

The Cowichan Valley benchmark price thru July was $788,700, keeping pace with the Vancouver Island Real Estate Board (VIREB) benchmark of $794,4500, both up 1% from July 2025. Board wide sales for all types of real estate were reported at 707 units thru July, down 11% from one year ago while active listings were up 2% in the same period. VIREB CEO, Jason Yochim remarked that the most activity in the VIREB Board area was in the $500,000-$750,000 range, adding “sellers need to be realistic about market value in today’s environment.”

Here in the Cowichan Valley, well priced properties coming on the market are attracting multiple offers. Properties that have been sitting on the market are also moving as sellers adjust pricing. Overall, Vancouver Island and the Cowichan Valley in particular, remain active and desirable. Thinking of making a move? Reach out and lets review values and expectations in today’s market I’d love to help!

But in many markets, Summer 2026 is looking a little different.

We’re seeing signs that buyers may have more leverage than they realize:
– Inventory is increasing in many areas
– Homes are spending longer on the market
– More sellers are offering concessions
– Price reductions are becoming more common
– Negotiations are returning to the process

That doesn’t mean every market has shifted completely. Well-priced, move-in-ready homes can still attract strong interest and multiple offers.

However, many buyers are discovering that today’s opportunities aren’t necessarily found by waiting for lower rates: they’re found through timing, preparation, and strategy.

The buyers who understand local inventory trends, know where leverage exists, and negotiate effectively may find advantages that weren’t available just a few years ago.

The market isn’t the same everywhere, which is why local expertise matters more than ever.

Thinking about buying this summer? Let’s discuss where the opportunities may be hiding.

The Cowichan Valley real estate market remains flat but stable along with most areas on Vancouver Island, according to the latest Vancouver Island Real Estate Board (VIREB) Statistics release. Our benchmark price for a single family home here was $779,800, down just slightly from June 2025 and just under the board wide benchmark at $790,800 for June 2026. When compared to other board areas, the Cowichan Valley remains one of the more affordable and attractive markets on the south end of the island!

Single Family Home sales and inventory have declined marginally over the last 12 months to date, while the average sale price rose a modest 2.93% over the same period. Condos here saw 14.29% leap in sales over the last 12 months, while the average sale price and number of units listed dropped just over 3% respectively. Townhomes had noticeable jumps in units listed (up 18.98%) and sales (up 10.96%) while the average sale price rose a mere 0.95%. The availability and sale of raw land dropped considerably by more than 19% respectively, while the average sale price was up by over 19%.

The Vancouver Island Real Estate board recorded 782 unit sales (for all types of real estate) thru June 2026, down 8% from 1 year ago while year-over-year active listings were up 2%. VIREB CEO, Jason Yochim noted that “buyers are showing more price sensitivity at the higher end of the market” further noting that well-priced properties continue to garner interest while homes priced above current market expectations are taking longer to sell.

While our local market is holding steady as we head into the hot summer months, many buyers and sellers are also keeping a close eye on interest rates and what they could mean moving forward. The Bank of Canada announced this morning that it is holding its benchmark overnight interest rate at 2.25%, stating that despite significant global uncertainty and volatility, Canada’s economy is showing signs of improvement. Though today’s decision provides some stability for borrowers and the housing market, many economists believe this could lead to an increase early next year if economic momentum continues to improve and settles near the Bank’s 2% target. This projection, combined with rising inflation in the United States may put pressure on the five year bond yields that drive fixed mortgage rates, potentially triggering a rise in rates as early as this fall.

Condo Units Listed saw a 6.38% drop while inventory of Townhomes rose 20.29% over the last year. Increasingly buyers are having to prioritizing affordability, which in turn drives up demand in the multi-family sector.

The Vancouver Island real estate market also remains mostly balanced and measured, reporting 768 sales for all types of real estate in the VIREB board area, down just 1% from a year ago with active listings up 3% in the same period. While broader provincial regions are experiencing a cooling trend, Vancouver Island continues to attract steady buyer interest. VIREB CEO, Jason Yochim points to ongoing economic headwinds and a cautious, “wait-and-see” approach from buyers resulting in somewhat subdued sales volumes compared to historical peaks in VIREB’s June 1 Media release.

But here’s the reality: cosmetic improvements are often far less expensive than major structural repairs, and they can create significant value over time.

Why smart buyers pay attention to cosmetic fixers:

Less buyer competition

More negotiating power

Potential for instant equity

Ability to personalize the home

Opportunity to buy in neighbourhoods that may otherwise feel out of reach

The key is knowing the difference between a cosmetic fixer and a property with costly underlying issues. Before passing on a cosmetic fixer, look beyond the paint colours and outdated fixtures. A great location, the right price and improvements that can be made over time can create more value that a turnkey home with heavy competition.

Sometimes the best home isn’t the one that’s perfectly updated, it’s the one with the most potential.

Thinking about buying? Let me help you identify opportunities others may be overlooking.
